Sazan Island in Vlora and "Zone 13" in Durrës will be the most expensive in the country to buy an apartment, after Tirana.
A square meter of construction in these areas will cost a full 2 thousand euros. The construction of tourist resorts by the son-in-law of US President Donald Trump and the development of the Marina Yacht Port by Arab businessman Mohamed Alabbar are the reasons. The beach area in Himara ranks third with 1,400 euros per square meter, followed by zones 6 and 1 in Durrës or 1 and 3 in Saranda.
The price of references also increases in Kamëz, to 750 euros per square meter and Tale i Lezha to 700 euros per m2.
The Ministry of Finance has put out for public consultation the new reference prices, nationwide with the exception of Tirana as a city. The center of Durrës will increase in price by 1,000 to 1,400 euros from 472 euros currently. The increase is estimated at 528 to 928 euros.
Reference prices for apartments are also increasing in Fier. From around 530 euros currently, as of last year a square meter in this city will cost 620 euros... 16.76% more.
Similarly, reference prices will increase in Berat from January 1, 2026.
The lack of property references for all municipalities in the country also caused the postponement of the real estate revaluation scheduled to take place during 2024 until the summer of this year.
The new references were approved in July 2023 only for Tirana, which is divided into 32 zones where prices increased by up to 76 percent in different parts of the capital. (A2 Televizion)
