"There was a bottleneck that blocked apartments being resold, but there was a boost, especially for new properties. Now we have normal transactions," Ervin Demirxhiu, a real estate expert, tells A2 CNN.

With the market returning to normal, the increase in sales and purchase transactions is also affecting the rise in prices.

"That "normality" of price increases is continuing this beginning of the year, although not at the same pace as in previous years," Demirxhiu emphasizes for A2 CNN.

In addition to increasing demand, the rise in the cost of raw materials is affecting the increase in apartment prices.

"We have felt the increase in construction costs in every area, not just construction. Due to the increase in raw material costs, fuel has increased. In regional and wider markets, there is an increase in costs," Ilir Hebovija, from the Builders' Association, told A2 CNN.

Expectations are that new construction and high prices will continue for at least another decade. According to the Bank of Albania's analysis, rising incomes due to higher wages and still favorable credit conditions have also contributed to increased demand for purchases, thereby pushing up prices.

"It means that the need for investment and the need for construction will be as high as it has been in the last 10 years. According to what we predict, it will be like this in the next 10-15 years," Hebovija emphasizes.

More than demographic movements, housing prices in the country have been driven up by the increased demand for apartments by Albanians living abroad.
