Record prices in the south! Tirana and the beaches, houses become even more expensive

From Tirana to Durrës, including the southern riviera or the coastline of Shëngjin and Tala... the new reference map will further increase apartment prices. Prices in Tirana and the northern beaches are expected to increase by 10 to 20 percent, while apartments in Himara, Palasa, Vlora and Durrës will increase by 40 to 60 percent.

"A price increase is expected because there is always a justification for increasing prices, but not for reducing them," Erjon Alimema, a real estate agent, told A2 CNN.

With the recently revised reference map update in the summer of 2023, only one area in the capital is expected to offer affordable prices for the average population. 

"The Paskuqan area is expected to offer prices up to 1 thousand euros per m2. Despite the opening of the Grand Ring Road, the infrastructure remains weak, so it is expected that prices will remain at these levels", added Alimema.

With the new references, a square meter in the most frequented area of ​​the Durrës coast, which is 'Zone 13' known as the beach neighborhood, a square meter is expected to cost 2 thousand euros, an increase of 323 percent compared to the current reference of 472 euros/meter.

Similarly, apartments in Lalzit Bay are expected to become more expensive. "These are two areas with very high development, especially of residences. Prices will consequently increase," Alimema clarified.

The new references that are expected to be published after the May 11 elections are expected to affect not only the municipalities along the coast but also other cities that have experienced a development boom in recent years.

The lack of property references for all municipalities in the country also caused the postponement of the real estate revaluation announced to take place last year. (A2 Televizion)
